Being a design/build firm, Taliesin closely integrates the construction and design phases. As the design progresses and decisions are made, we are able to give the client constant feedback. Changes in budgets or project time lines can be quickly communicated to the client. A great design becomes an academic exercise if the project does not fit into our client's budget. Taliesin tries to create the most functional and inspirational design for our client within an accessible price. During actual construction, the designers are in constant communication with the trades out in the field. This allows us to keep as close as possible to the intended vision.
If you already have worked with a design professional and the designs are already finished, we hope that we can still be a part of your project. We have worked with many different talented architects and designers throughout Columbus and the surrounding suburbs. Taliesin tries to be as flexible as possible to meet whatever your needs are.
The following is a guide to the typical chronology of a remodeling project. This gives you, the client, an idea of what to expect from the first phone call or email until the very end when we are sweeping the floors.

Even though we have completed the actual construction Taliesin will still be accessible if there are any issues. Let us know if you have any questions or concerns with the renovation. We want you to have confidence in the longevity of the final product.
The construction is finished and the job site is thoroughly cleaned. Any occupancy permits are also obtained at this point. We take a final walk through the renovation with both the designers and the clients in order to make sure everyone is pleased with the final state of the project. Taliesin also gives the client a written warranty at the completion of the remodeling.
Once all the necessary permits and variances have been approved, construction can begin. During the remodeling we encourage our clients to visit the site often. We want them to meet the individuals working on the project; it also is instructive to see a typical renovation proceeds. Any necessary changes are immediately discussed together with the owners. We also send biweekly or monthly statements. This shows the current state of the project, along with an up to date financial statement. We have consistently found that the more information we relay to our clients, the less possibility for problems. Towards the very end of construction we make a list of any items that the client feels needs to be addressed.
We take a look at both our schedule and yours and determine when the best time is to begin construction. All the necessary permits are also submitted at this point. Depending on the jurisdiction and the complexity of the project, it typically takes 2 to 3 weeks to receive approval. In historical neighborhoods where designs have to be approved by architectural committees, an additional 2 to 4 weeks might be required. In this aspect, every remodeling project is unique.
Once all the blueprints have been finished and the design choices have been made we are able to give you the exact cost of the renovation. A contract is drawn up that lays out all the specifics. The length of time for the remodeling is also explicitly written into the final contract.
This phase is really where the fun begins. At this point the decision has been made to proceed with the project. Typically, the design cost is around 8-15% of the total cost of the project. Many meetings are made between the clients and the designers in order to choose the layout and the materials. We encourage as much feedback as possible. Ultimately, our job is to channel your personality and design inspirations into your renovation. Larger renovations will also involve an architect. Depending on the scope of the remodeling project, this phase can last anywhere from 2 weeks to a couple of months. The great thing about working with a design/build firm like Taliesin is whenever you make any decisions we are able to immediately let you know how it ultimately will affect the budget. Our production staff can also anticipate any potential issues that might arise during construction.
During this second meeting our conversations are filled with more specifics. We talk about what exactly is the scope of work and how the renovated space might be organized. Using this basic information, Taliesin is then able to put together a budget range for the project. Additionally, we are able to give you a general idea for the length of time for the project. At this point, the client looks at the projected cost of the remodeling and decides if this project makes sense for them.
This first appointment tends to be quite causal. We sit down and discuss what you hope to accomplish with this remodeling project. We really do not talk a lot about a budget or any specifics at this point. Discussing what styles you like and what your design inspirations can also be helpful. Walking around the possible project site also helps to give us a sense about how it might be integrated with your current house.
